90% Commercial Financing 

90% financing is doable in the commercial mortgage business.  Entreprenuers do have more options however than investors. 

90% Commercial Loans

Business owners have a couple of different options for 90% commercial financing.   The SBA 504 loan and the SBA 7a Loan are the main options.  Each loan program has their own strengths and the borrower is encouraged to fully investigate each. 

90% Financing For Investors

In general, 90% financing for investment properties does not exist.  However, some lenders will allow seller financing to sit in second lien position behind their loan, bringing the combined Loan to Value to 90%. The coventional loan will rarely exceed 75% and the seller second would be at 15% loan to value.  The buyer therefore would have to come up with 10% for the equity injection.

One of the main constraints with structuring investment deals like this is that the deal still has to cashflow.  Funding banks will look at both payments ie both the conventional and seller financing to make sure that the property still hits the minimum Combined Debt Coverage Ratio's.
